Check-In & Check-Out
Check-in begins at 4:00 PM, and check-out is by 11:00 AM. Check-in instructions and property access information will be provided before arrival.
Cancellation Policy

Long-Term Stays: Receive a full refund when canceled within 48 hours of booking and at least 28 days before check-in. After that, the first 30 days of the stay are non-refundable.
We recommend purchasing travel insurance to help protect your reservation.
Occupancy
Only registered guests included on the reservation may stay overnight. The guest who made the reservation must remain on the property throughout the stay.
Guest Verification
For the safety of our guests, our community, and our property, Zen Sunset Retreat partners with Guest Ambassador to verify the identity of the primary guest before arrival. A secure ID verification may be required prior to check-in. This process helps us maintain a safe, respectful environment for everyone while protecting against fraudulent bookings and unauthorized events.
Parties, Events & Gatherings
Zen Sunset Retreat is designed for relaxation and wellness. Unauthorized parties, events, large gatherings, DJs, amplified music, commercial photography, and filming are not permitted without prior written approval.
A violation may result in immediate termination of the reservation without a refund and additional charges for damages, excessive cleaning, security response, or other related costs.
Quiet Hours
Quiet hours are from 9:00 PM to 8:00 AM. Please keep music, conversations, vehicle noise, and all outdoor activity at a respectful level to preserve the peaceful atmosphere of the retreat and surrounding community.
Smoking & Illegal Activity
Zen Sunset Retreat is a 100% smoke-free property. Smoking of any kind is prohibited anywhere on the property, including inside the home, on decks, patios, balconies, driveways, docks, and all outdoor areas.
Guests who smoke on the property will be charged a minimum cleaning and remediation fee of $250 per affected area. Additional charges may apply for odor removal, damage, or other remediation needs.
Zen Sunset Retreat maintains a zero-tolerance policy for illegal activity, unauthorized parties, and disorderly conduct. The neighborhood is supported by an active Neighborhood Watch, and local law enforcement may be contacted immediately if illegal activity, excessive disturbances, or other serious violations are observed. Such violations may result in immediate removal from the property without refund.
Parking
The private driveway accommodates up to six vehicles. Street parking is not permitted. Guests arriving with more than six vehicles must use the nearby public parking lot.
Shuttle service between the public lot and Zen Sunset Retreat may be available for an additional fee, subject to advance scheduling and availability. Vehicles parked in unauthorized areas may be subject to towing or other enforcement at the vehicle owner’s expense.
Orderliness of the Retreat
Guests are expected to leave Zen Sunset Retreat in a clean and orderly condition. Furniture, décor, and household items may not be rearranged, removed, or relocated without prior approval.
Additional cleaning, repair, or replacement charges may apply when the retreat is left in a condition requiring work beyond normal turnover. Detailed check-out procedures are available in the Welcome Guide and within the booking app.
Security
For guest safety and property protection, exterior security cameras monitor entry points and outdoor areas. There are no cameras inside the home.
Safety & Amenity Use
Guests are responsible for using all property amenities safely, including the pool, hot tub, fire pit, outdoor recreation areas, stairs, docks, and walking paths. Children must be supervised at all times.
Temporary interruptions to Wi-Fi, utilities, or advertised amenities caused by weather, maintenance, repairs, or circumstances beyond our control do not automatically qualify for a refund.
Pets
Pets are permitted only with prior written approval and may be subject to additional requirements or fees.

Zen Sunset Retreat is located in a quiet residential community. Guests must respect neighboring properties, observe quiet hours, follow parking restrictions, and avoid entering or using neighboring homes, yards, docks, or piers.
Directions & Pier Access
From Henry Avenue, bear left onto West Chalk Point Road. After the curve, Zen Sunset Retreat is the second house on the right. The second pier belongs to the retreat. Please do not use neighboring properties or piers.

One of the nicer Bnbs we’ve stayed in off the Chesapeake bay. Really great access to many fun boating activities including bars/restaurants as well as a great sand bar up the Rhode River. We were very grateful for the dock space that the home offered. Easily fit my two boats. Great place for hosting a large group of people and plenty of access to in town stores less than 5 min away.
My stay at ZSR was absolutely great. The house is in a prime location, very quiet, and truly exudes tranquility. It was the perfect place to relax while still being close to everything needed. The home itself is excellent for a large group and comes with all the amenities you could ask for. Everything was well maintained, comfortable, and thoughtfully prepared for guests. On top of that, the host and property owner were outstanding — extremely accommodating, responsive, and genuinely helpful throughout the stay. They even worked with us and waived some of the house rules when needed, which made the experience even better. If you’re looking for a place to stay, this is definitely the house you want. You truly get a lot of bang for your buck, and I would absolutely stay here again.

Host did an amazing job of explaining the check in process. The hostess met us and showed us everything at check in. Also provided top 10 local list of restaurants. They even provided additional fishing rods for us without me having to request. They also have a paddle boat on the private pier, where you can fish and crab if you wanted to. Although this location is in the same state I live, it gave an out of town feel with a Great sense of relaxation.
Everything was better than expected! Especially the technology in the house! It’s a great location, a beautiful home, perfect for larger families! 10/10 for us as we absolutely loved this place. They are very good at communicating and making sure the place is prepared. Top notch!
